A Maldives overwater villa at a true luxury resort costs roughly US$1,600 to US$3,140 per night at the entry level in low season. Peak weeks run higher, and the top tier reaches US$5,500 to US$14,500 and beyond. That is the base rate. Taxes, service charges and compulsory transfers add a lot on top, so the number on a booking page is rarely the number on your card statement.
Below is how the cost builds up, a worked five-night example, and where the money goes further. It is written for travelers planning a serious trip, not a bargain hunt.
TL;DR
- Entry-level luxury overwater villas start around US$1,600 to US$3,140 a night in low season. Ultra-luxury categories exceed US$5,000 to US$14,500 in peak season (Villas for Kings).
- Service charge (10%) and T-GST (17%) compound to 28.7% on the base rate, before a US$12 per person, per night green tax.
- Seaplane or yacht transfers are charged by the resort and can run US$870 to US$1,158 per person return.
- Villa category matters more than the word “overwater”: a pool villa or water reserve can cost three to four times a standard water villa at the same resort.
- Green season (May to November) can be 30 to 40% cheaper than December to April, and Christmas and New Year add a premium and minimum stays.

Nightly rates by tier
The Maldives is the most expensive place in the world to sleep over water, and “overwater villa” spans an order of magnitude in price. Fermata’s tracking puts the median overwater villa at about US$2,000 a night, within a range of US$627 to US$5,450. Other sources, which focus on five-star and trophy resorts, report higher figures. The gap is a matter of what each study counts.
Here is a practical way to read the market.
| Tier | Typical nightly base rate (USD) | What you get |
|---|---|---|
| Value overwater | From about $330 to $650 | Smaller villas, often breakfast or a basic meal plan, closer to Malé (Luxury Hotel Compare) |
| Entry-level luxury | $1,600 to $3,140 in low season | Standard water villa at a five-star resort |
| Five-star one-bedroom, peak weeks | $2,400 to $6,800 | Larger villa, better reef access, peak dates |
| Trophy tier | $5,500 to $14,500 | Water reserves, pool residences, multi-bedroom layouts |
| Private island buyout | Can pass $100,000 | Entire island, staff and boats |
The first row and the middle rows come from different corners of the market. A US$330 villa and a US$3,000 villa are both “overwater,” but they are not the same holiday. If you are reading this because you want the experience at the level our clients expect, plan from the middle rows down to the trophy tier.
Why the category matters more than the resort
The biggest price swing is often inside one resort. A standard water villa is an entry-level room. A pool villa or water reserve with the same branding can cost three to four times more per night. One practical point follows. Space, house reef quality and the exact suite category deserve more of your attention than the overwater label. A larger villa at a slightly less famous resort often beats the smallest villa at a famous one.
The taxes and fees that change the total
The Maldives adds charges that many first-time visitors do not see in the headline rate.
- Service charge: 10%. Standard at resorts and applied to the base rate.
- T-GST: 17%. The Tourism Goods and Services Tax applies to the room plus the service charge. That is why the two compound to 28.7%, not 27%. The Maldives Inland Revenue Authority explains the GST framework.
- Green tax: US$12 per person, per night. It is payable by tourists at resorts and similar establishments. Older guides quote lower figures, so check the current rate with your resort. The US$12 figure is also reported by this 2026 cost guide.
- Transfers. Resorts set these, and they are not optional.
There is also a recent legal change. The 8th Amendment to the Goods and Services Tax Act, ratified on 31 August 2026, creates a framework for collecting GST from offshore booking platforms, foreign tour operators and travel agents. Ask whoever books your trip to confirm that your quote already reflects it. A quote that does not may change.
Transfers: the line item that surprises people
Most overwater resorts sit beyond speedboat range, so you arrive by seaplane or resort yacht. The 2026 villa guide from Uncompromised Travel lists a shared seaplane at one resort at US$870 per person return and a shared yacht at another at US$900 per adult. Transfers across the range run from US$870 to US$1,158 per person.
For a couple, that is roughly US$1,740 to US$2,316 before any taxes the resort applies to it. Spread over a three-night stay, it is a major share of the bill. Spread over ten nights, it nearly disappears. This is one reason shorter trips feel more expensive per night than longer ones.
Seaplanes also fly in daylight only, so a late international arrival often means a night in Malé. Build that night into the budget. If you are weighing aircraft options for the other legs of a trip, our guide to airport helicopter transfer costs covers the seat-versus-charter question.

A worked example: five nights for two
Here is an illustration with round numbers. It is not a quote, and real resorts vary.
| Line | Calculation | Amount (USD) |
|---|---|---|
| Base rate, 5 nights | $2,000 x 5 | $10,000 |
| Service charge | 10% of base | $1,000 |
| T-GST | 17% of ($10,000 + $1,000) | $1,870 |
| Green tax | $12 x 2 guests x 5 nights | $120 |
| Seaplane transfers | $870 x 2 guests | $1,740 |
| Total before meals and extras | $14,730 |
The effective nightly cost is about $2,946, which is 47% above the advertised $2,000. That is consistent with the rule of thumb that you should add at least 45% to a published rate. One guide reports that mandatory transfers, taxes and green tax can lead to a total stay cost 60 to 90% above the first quote once everything is included. The higher end generally applies to shorter stays and to meals, which we haven’t added here.
What the example leaves out
- Meals. On a room-only or breakfast rate, dinner for two at a resort restaurant can add hundreds of dollars a night.
- Excursions and spa. Diving, dolphin trips and spa treatments are typically priced separately.
- Flights to Malé. These depend entirely on your departure city.
- Gala dinners. More on these below.
Seasonality: when the same villa costs 40% less
Timing is the largest single factor in the price, and it can outweigh the resort brand itself. According to Villas for Kings, peak season runs 24 December to 6 January and 15 February to 15 April. The dry season from December to April commands premium pricing, while the wet season from May to November can be 30 to 40% lower. Christmas and New Year windows add 25 to 60% to base rates.
The holiday window also brings conditions. It often has a 10 to 14 night minimum stay and mandatory gala dinners, commonly priced at US$400 to US$1,400 per person. For two people on a ten-night trip, those dinners alone can add US$800 to US$2,800.

Fermata’s data shows rates bottoming out from June to September. “Green season” does not mean constant rain. It means more clouds and showers, with plenty of sunny days. If your dates are flexible, we explain the trade-offs in why off-peak luxury travel delivers more.
Where the value is
Look at the total, not the rate
A villa with a lower headline rate can cost as much as an all-inclusive resort once you add seaplane transfers, mandatory dinners and à la carte dining. This is a point made by luxury travel analysts. When you compare options, set them side by side on the same basis: the same dates, the same number of nights, transfers, meal plan and taxes.
Consider a different region
The Maldives is not the only place to sleep over water. In Fiji, Likuliku Lagoon offers overwater bures from roughly US$1,759 a night, with meals and watersports included, according to Hotels for Kings. In the Maldives, those items are typically extra. If your priority is the overwater experience, not the Maldives itself, a package-style resort elsewhere can make the arithmetic simpler. For the wider picture, see our guide to the best overwater bungalows for luxury travelers.
Negotiate value-adds, not discounts
The best saving is rarely a percentage off. Booking directly or through a luxury travel advisor can unlock complimentary nights on longer stays, free transfers or half-board credits. These are often worth more than a discount on the headline rate, and they are the sort of benefit that depends on the advisor’s relationship with the property. Availability changes by resort and by date, so treat any one as something to ask about, not a guarantee.
Choose the length of stay deliberately
Transfers are a fixed cost. A five-night stay carries a higher cost per night than a nine-night one, because the same US$1,740 or more is divided by fewer nights. If a second island or a stay in Malé fits your plan, a split trip can also reduce the feel of repeating the same view.
Our perspective
We plan luxury trips, and the question we hear most about the Maldives is whether the price is justified. Our honest answer is that it depends on the villa, not on the destination alone. The same resort can offer a small room over water and a spacious residence with a private pool, and the difference shows up in the bill.
Three things guide how we approach it. First, we always quote the full cost of the stay, including transfers, taxes and meal plan, so the number you approve is the number you pay. Second, we choose the villa category before the resort name, because space, privacy and house reef matter more than the brand. Third, we try to avoid the peak-week conditions that add minimum stays and gala dinners unless the dates are non-negotiable for you.
If you have a honeymoon, anniversary or milestone date that cannot move, we will tell you plainly what that date costs. If you can shift by a few weeks, we will tell you what that is worth. For more on how we think about spending, see managing luxury travel expenses.

A short checklist before you book
- Confirm whether the quoted rate is before or after service charge and T-GST.
- Ask for the exact transfer price per adult and child, and whether a night in Malé is needed.
- Check the green tax rate for your dates with the resort.
- Ask whether your dates fall in a peak window with a minimum stay or gala dinner.
- Confirm the meal plan, and what dinner costs if it is not included.
- Ask which value-adds apply to your dates, such as free nights or credits.
- Compare resorts on a total-cost basis, not nightly rate.
FAQ
How much does a Maldives overwater villa cost per night?
At a five-star resort, entry-level overwater villas typically start around US$1,600 to US$3,140 a night in low season. Peak-week rates for one-bedroom villas run US$2,400 to US$6,800, and the trophy tier US$5,500 to US$14,500 (Villas for Kings). Value resorts near Malé start lower, at about US$330.
Are taxes included in the Maldives villa price?
Often they are not. A 10% service charge and 17% T-GST commonly apply on top of the base rate, which compounds to 28.7%. A green tax of US$12 per person per night is added as well. Always ask whether your quote is shown before or after these charges.
Is the cheapest time to visit worth it?
For many travelers, yes. The wet season, May to November, can be 30 to 40% cheaper than December to April. You may see more cloud and showers, but a flexible traveler gets more villa for the money, and you avoid holiday minimum stays and gala dinners.
Is a Maldives overwater villa worth it compared with other destinations?
It is worth it if you want the Maldives’ reefs, lagoons and privacy. If you want an overwater bure at a lower, simpler price, Fiji is an alternative: Likuliku Lagoon lists overwater bures from roughly US$1,759 a night with meals included. The right choice depends on what you want from the trip.
